The Rocca

I lived at the Rocca for 5 years and recently moved out. I stayed so long because it was an awesome location and felt safe. However, towards the end of my lease I was not impressed with the Rocca and even grew embarrassed to invite people over because of the conduct of residents along with the failure to keep the property clean. When it came time to move out I scheduled my movers and confirmed movers with JC on the phone. However, on the day of move out there was no record of me scheduling movers which caused a lot of chaos for me and the moving company. Additionally, I communicated to the JC several times I was moving out. The apartment had no communication with me regarding the move out process and anytime I called or tried to visit the office to turn in keys, no one was available. It wasn’t until I reached corporate that I had any kind of direction on what to do. I have since moved out, and am now working on getting my security deposit back. When I call and ask about it I have been told to call back. I did get an email that recognized they owe money and are “working on it”. I looked it up and Georgia law states that property management companies have to get a deposit back in 30 days. It’s been almost 2 months, I’ve reached out several times, and still have not received or heard anything else. All this to say, if you DO decide to live at the Rocca be sure to keep a paper trail of any communication you have with them. And I’d recommend calling the corporate office if you’re ever in a bind, that’s when things get done.

If you’re thinking about signing a lease here, DON’T!! I haven’t even been here for a full 6 months and my experience has been a nightmare. From roaches, to neighbors letting their kids upstairs make noise all day and night. The fridge water filter system in my unit is so dirty I almost got sick from drinking it. Overall this is not a clean or “luxury” apartment complex. The residents here let their dogs pee in the elevator and the elevator always smells. I even saw a resident smoking in the fitness room. This is very GHETTO! When it rains, water comes through the parking deck literally pouring. So you’ll get wet walking to your car. I’ve attached am Image below. Bring your umbrella. The gates often do not work and people speed through the parking deck. There’s also no printer in the “business center” for residents. Management is also incompetent and never takes responsibility for Their actions. Needless to say, I am counting down the days for my lease to end so I can find a clean and classy living environment which is NOT the Rocca. Also, these five star reviews are from people who went on tours. I suggest you actually come do a tour and talk to some residents. Lots are moving out. Don’t make the same mistake I did.

I’ve lived here for about 3 months now and the experience has been pretty good. Apartment was clean upon move in, definitely some wear and tear that probably could have been cleaned up before I moved in but nothing too bad. Apartments are spacious with good appliances. The grounds are kept very well. I’ve had a couple of maintenance issues but they were fixed nearly immediately. A couple of issues with noise and bugs, but those are hard to avoid at any apartment complex and have been addressed. You can have your apartment sprayed by pest control any week you want to. Meghan and Ramar in the office are incredibly friendly and helpful. The main knock is the key fob reader in one of the main elevators not working since I’ve been here, but it’s pretty easy to avoid that elevator.
